What “Non-QM” MeansQM stands for “Qualified Mortgage” — a government-defined standard that most conventional and government-backed loans follow. Non-QM loans don't fit that standard, which actually gives them more flexibility — not less credibility. They're made by real lenders, secured by real properties, and they help real borrowers who don't fit a standardized mold.
Bank Statement Loans — For the Self-Employed
Instead of tax returns (which often show low taxable income for business owners), bank statement loans use 12–24 months of personal or business bank statements to qualify income. Your actual deposits count — not what the IRS sees after deductions.
DSCR Loans — For Real Estate Investors
Debt Service Coverage Ratio (DSCR) loans qualify based on the rental income of the property, not your personal income. If the property's rent covers the mortgage, you may qualify — regardless of how many other properties you own or what your personal tax returns look like.
